Here is a radical idea for you Occi give over a big chunk of land to citizens and give them the Puppy dole for three years while they build their own homes .They could all chip in the coin they have saved so far for deposits into a fund get planning permission and raise funds to build a few houses then mortgage them to raise the funds to complete the rest of the scheme .People who already got their homes would then have to continue working with others to finish the work or they would lose their home as it was mortgaged if the whole thing was not completed .If you turn at the Garda station in Cabra the houses just after the Garda Station were built something like this by a Co Op in the 50s.
Or another way to fund it is lets say you are building 50 homes .If my kid is offered one I put my home up as a guarentee along with the families of the other people getting a home in the development as security for funds to build the development and when the development is finished it is mortgaged to the individual home owners freeing up my property .I would be lending my kid my family home for a while to fund the building of their family home .The reason these property companies are able to do what they do is because builders cannot access funds to build using my suggestion families would fund their families to get a home by using the family home .If the Mortgage raised was only about 20% to value that is all that would be needed then the risk to my home would be minimal if it all went tits up .
